For Sale By Owner
As a purist "for sale by owner" you would be on your own.  You would find the buyer, and you would make your way through the process of selling your home without the advice of a real estate professional.  Without assistance in "your corner," you are bound to make some costly errors.  Another major disadvantage is that multiple listing system is not available to the "For Sale By Owner."

Options:

The Traditional Method
Still the most common method of selling homes is the Exclusive Right To Sell.  With this method, a seller grants a realtor the exclusive right to sell the property over a certain period of time and the listing company, like the selling company, usually splits the commission, expressed in percentage of the sale price and this is typically a 6-7% commission. This is the most expensive way to sell your home, but it does require the minimum amount of involvement from the seller.

The New AlternativeSold!
With the Exclusive Agency method, introduced to this area by Omni Realty of Virginia, you exercise more control over the process of selling your home, and you receive all of the benefits of a traditional listing. Most importantly, you will save thousands in commissions. Instead of paying 6-7% commission, you pay a $250 up-front administrative fee to Omni Realty, then only 4% total commission, i.e., 3% commission to the buyer's agent at the closing and only 1% to the listing Agency: OMNI Realty of Virginia.

0% Commission to Listing Agency
  • $250 up front listing fee plus commission to Selling Agent of 3%    (paid to "buyer's agent"). Cost is $250 plus 3% of final sales price.
  1. Exclusive Agency where no commission is paid to listing agency at closing, unless that Agency brings the Buyer.
  2. All business conducted by fax, mail and phone or meeting in listing agents office. 
  3. Sign only provided (required). 
  4. Flyer box with flyers on listing agency's schedule. 
  5. No lock box.

 

1% Commission to Listing Agency   

  • $250 up front listing fee plus commission to Selling Agent of 3%  (paid to "buyer's agent").  Cost is $250 plus 4% of final sales price.

2% only Commission to Listing Agency
  • No up front listing fee plus commission to Selling Agent of 3% (paid to "buyer's agent").  Total cost is 5% of final sales price.
