How Does Omni's EA Method Work?

In a nutshell, instead of paying 6% or 7% split between the two Agencies, you pay a total of only 4%.   You get this and additional service by paying a nominal up-front administrative fee to Omni and you still get our full services.

You pay the buyer's agent the customary 3% commission. (The Agency bringing the Buyer earns the same 3% as in the 6%).  Only 1% commission goes to the listing company at closing.  This is a total of only 4% commission.

If your buyer does not have an agent, you pay only 1% commission to get all of the OMNI Realty services.  Of course, OMNI Realty can bring a buyer too, and earn the 3% commission!  

Omni's Listing Services, outlined below, puts valuable resources at your disposal. Many of these services are only available when you work with a licensed real estate agency, like OMNI Realty. With OMNI Realty you are not "locked in" for ninety days.  You can remain listed as long as it takes or terminate with only a 24 hour notice.

 Omni will represent you in negotiations with buyers, and follow through to assist you in the often complicated process of closing.

List and Pay $250 up-front Administrative Fee

MLS Listing
It's a fact that 85% of homes sales are through the real estate system, using the Multiple Listing Service, or MLS.
Photography
A professional photographer takes the picture, the REIN multiple listing system and some Internet listing services will carry a color photograph of the property.
Market Analysis
Computer generated reports give you a history of activity in your neighborhood, giving you the information needed to set the best price for your home.
Yard Sign
A "rider" on Omni's yard signs can be customized by you to include your phone number, if you desire.  Just request a "blank" insert and you get the numbers at a hardware store.
Lock Box
If you choose, you may have the latest computerized lock box installed at no additional cost.
Advertising
Omni can advise you on the best ways to advertise your home, but the Real Estate Information Network multiple listing system, Internet, and yard sign are almost 100% successful.
Advice
You'll benefit from Omni's years of experience in real estate. You'll get advice on the most effective ways to show your home, and how to conduct open houses.
